My mom may lose her house..

So about 5 years ago my mom began to notice her money was dwindling during retirement. We had a house in Oxnard that was being rented out but was in need of vast repairs. A new roof was needed, nearly all the drywall had to be replaced, all the carpet needed to be ripped up.. The renters had cats that had so many fleas just walking in the back hallway area you’d get bitten dozens of times. Since the drive was so far from us we opt’d to sell as is and we lost half it’s value. Instead of the $650-ish thousand, it went for $300K.

Fast forward a year and we’ve all split the proceeds, each of us got around 55K with my mom getting 75K. Today, that 75K is gone and now she’s at risk of losing her house. She has a 54 and a 42 year old son that lives there. Neither make any sort of decent income and can barely help pay for groceries and utilities.

So what can she do? Not much.. my immediate older brother and I have been paying the mortgage along with our own bills and rents and that’s becoming unsustainable. I originally told my mom I would move in and pay the mortgage in full but my 2 brothers living there had to move out. Here it is almost a year later and neither have made any significant process in moving and I refuse to move in with them living there.

Add to the mix there’s a random stranger living there who originally agreed to do odd jobs around the house to fix it up. Well, relationships fall apart and now my mom and this stranger are at odds with each other and he seems to want to refuse to leave.

So here we are, in 2 days her mortgage is due and neither my immediate older brother, who currently is unemployed because he’s going back to get his master’s, can afford to pay her mortgage. Life sucks sometimes.
